Selling a house is not everyone’s cup of tea. So, it is only fitting to work with a realtor to make a quick sale without needing to research or study the regional data and trends in real estate.

If someone asks me what is the single most useful tip, I can give them regarding house sales, I always reply with – “get the price right”.

Even though it might seem like a simple part of the more complex house selling procedure, the truth cannot be any further. While closing off a deal with a buyer has its own challenges, you won’t be able to reach that point of negotiation if you don’t come up with a reasonable, attractive yet profitable price that complies with the market. This is where a realtor comes in. A realtor can help with coming up with a good price for your home.

A good Realtor will be able to analyze the real estate conditions and get the true pulse of the real estate market of your area. He will ask some important questions that will help him determine the right price for your place which you cannot do yourself, at least not without months of market analysis or even years.

  1. What does the listing to selling price ratio indicate?
  2. What are the fast-growing trends in the real estate market?
  3. How many home listings have expired? And why?
  4. Why some neighborhoods are getting far better prices than yours?

After asking and answering these questions, he will come up with a price that is (a) reasonable to the recent market condition, (b) attractive to the buyer giving you more opportunities and (c) profitable for you.

Managing the procedure & deals

When you take help of a realtor, he does almost everything for you leaving only a little work for you. Their primary duties include – 

  1. Advising you on preparing your home to sell
  2. Handling all the showings
  3. Staging the deal to attract a buyer
  4. Negotiating the offer
  5. Getting feedback from the showings
  6. Constantly communicating with the buyer’s lender and title company
  7. Working with inspections & more negotiation and much more.

Basically, realtors take away all the hassle and leave you with a good negotiable place in the deal.

Marketing & Exposure

There was a time when real estate marketing only meant putting up a sign on the yard and publishing an ad in the newspaper. Of course, I’m talking about before the last 5-6 decades. Nowadays, marketing opportunities in real estate have increased and evolved. And the only group of people who can make the best of this opportunity is the realtors. A realtor will know what type of exposure attracts buyers most. They know how to present an appealing deal that brings buyers to the seller. They know what clauses will make the deal more flexible for the seller. In short, they know how to market your property. So, I don’t see why anyone wouldn’t go to a realtor for a quick sale.
