Home hunters always consider the neighborhood when buying a house. And as a real estate agent, you basically have to be a neighborhood expert.

If you can't sell the neighborhood to the buyer, chances are you won't be able to sell the home either. That's why today, I decided to shine some light on this and guide you in your journey to become the agent-who-knows-the-neighborhood.

Step 1 – Know the story, not just the numbers

Market status is a must thing to know when you are dealing in real estate. There is no denying it. But simply knowing how much the properties are selling for, what the profit margin is, what should be the ideal offer for a property is not enough. As an agent, you need to understand the stories behind the numbers too.

Why is a property selling for this amount? Why are buyers willing to make a bigger offer for a particular property? Why the eastern side rentals are having trouble maintaining cash flow? Ask these questions. Try to know the story behind the property, not just the figures.

Get to know the history and understand why the market is acting the way it is. Once you understand the story of the neighborhood, you'll be able to sell the neighborhood to buyers and then close a deal on the property.

Step 2 – Socialize with the locals

Learning the history and stories behind the neighborhood real estate is not always possible from a file or a listing site. You need to socialize with locals to understand the whole picture.

Ask people questions like – Why he decided to make this his home? When he moved here? Did his job force him to move here?

The answers will give you an idea about the demographic as well as the intentions of why people of a certain age or education like a particular neighborhood. This information will provide you with a lot more insight into the neighborhood. You'll automatically feel like you've been living here for your whole life.

Lastly, you need to make a good impression as a neighborhood agent. Don't act like a strict on-point realtor. Talk and act with compassion. Let people understand that you are there to help, not just to make a commission.
